If you are looking for a bargain in San Francisco, this isnt it. If you are looking for amazing service at a completely unique property in the heart of the City, this IS it. Just about the only downside of the Proper is that you will be tempted to not leave. Food, comfort and first class service are all here. If you get past that and venture outside you are smack dab in the middle of down town. City Hall is a half mile away. Union Square is a half mile the other direction. Oracle Park (SF Giants) is 2 miles away. You can get to a bus, trolley, cable car or BART with an easy walk. The hotel car will take you anywhere within 1.5 miles, no charge. I put 4 stars for location because you are also on the edge of the Tenderloin and some people will find that a negative. Im fine with it but I understand how some people would not. The service is second to none. Im talking Emirates level of service. From arrival to departure the staff was constantly looking for ways to make our stay better. Like I said, you are going to be tempted to just stay at the hotel. The base level room is on the small size but that more than made up for by the comfort level. The bed is just amazing including luxury linen. The HVAC is absolutely silent and the thermostat actually regulates the temperature. If you stay in lots of hotel rooms you now what a big deal this is. Bigger rooms are available for a price. Again, this is not a bargain bin place. If you bring a car, you will need to pay for the valet service and give 30 minutes notice to get your car. If you are leaving the hotel for SFO like we did, keep that in mind. There are a number of fees beyond the room cost. All of them are on the web site so its not hidden but might not be completely obvious. For me, it was all worth it. You will have to make your own decision. We have already booked our next stay and it wont be our last.

You can see the Orpheum theater from the Market Street door. You could walk to a Giants game. We are staying in October to go to a concert less than a mile away. Art galleries, opera, food, shopping, all walking distance. If you cant find something to do thats on you.

Doesnt get much better. We took the hotel car to a lunch spot and then walked back. Later we walked to a Trader Joes to get airplane snacks.
Food & drinks
You are going to pay SF prices for food and drinks. Not unusual since you are in SF. The food we had was excellent and well worth the cost. The cocktails were excellent too but the prices were a little harder to justify as a "local". You are paying to enjoy them at the hotel and they would cost the same at other places in the area. If you want to driven park to pay $5 less for a cocktail, have at it.
Noteworthy details
Floor access is limited to "residents" of that floor. The elevator will only take you to your floor. Very nice. Like the rest of the hotel, all of the halls were quiet. I have no idea if anyone else was on our floor.

From pre-arrival communication to check out, the service was flawless and supreme, on par with what you would expect at the most luxurious hotels like Ritz Carlton and St. Regis. The staff was kind, welcoming, and made guests feel appreciated. The location of the hotel is convenient for those looking to attend the symphony, ballet, or do some downtown shopping, and the hotel car that was available throughout the day was a nice touch. The building itself is a gem of architecture, situated in a neighborhood of other architectural gems. Despite being located in the Tenderloin, the hotel does an excellent job of making guests feel safe and giving them the opportunity to stay in a place that tourists most likely would be missing out on. The room may have been small, but it was meticulously decorated with the finest linens, robes, throw blankets, and the most glorious mattress and pillows. The property had many restaurants to choose from, but Charmaine's on the rooftop was a standout with exceptional cocktails, food, and beautiful city views. The staff, both at the front desk and in the restaurant, were exceptional and deserving of recognition for their exceptional service. A shout out to Zoey who made sure our stay was the BEST! While the hotel did not offer special benefits for Platinum Elite Bonvoy members, they treated all guests at a high level of status, which was refreshing. They even granted a room upgrade and surprised us with complimentary items in appreciation for staying with them and celebrating my birthday. Overall, the Proper Hotel is a top-notch hotel that offers exceptional service, luxurious amenities, and a unique location in the Tenderloin neighborhood of San Francisco. Highly recommended for anyone looking for a truly memorable stay in the city.

THEFT THEFT THEFT!!!!! My review is based on my visit at the rooftop of the Proper Hotel. Visited the hotel rooftop for a hangout with friends and it turned out to be an awful experience. The staff was rude. Gave us a seating for 45 minutes, since we did not have a reservation nd kept reminding us every 15-20 minutes about last call. We all went to take a few pictures and my wife kept her luxury sunglasses on an empty table. Following the picture taking, we went on our table and soon she realized her sunglasses went missing. We asked the staff to check if they found it and they initially denied it without even checking and than asked us to look around. At the end we did not find it. We followed up the next day over call, sent them emails asper their instructions and have followed up multiple times with zero replies. WE went there next day to see of they found it or if they can review their security camera. Initially the security denied having a camera, later when my wife questioned them on having a big hotel/property and you do not have a camera, to which they replied we may have one and we will see if we can review and find something. No response till date. When a staff member hands an empty table to new guests, they would first clean it and inspect it and it is very evident they would find the glasses on the table. Ay the end we filed a police complaint and hopefully we find something. Overall please do not keep any of your stuff unattended at this hotel or their restaurants. You may never find your stuff back again. When you head to a upscale hotel/property you expect a hospitable staff, good food, good service and definitely security of guests. Do not expect that at this hotel. Plus the area is very shady to be in. I would highly recommend doing your homework before visiting this hotel for an reason.

Room was decent but each restaurant snuck in a made up "cost of living fee" at the end rather than update their menu prices. It felt very slimy and disrespectful. Same game with "amenity fee" despite no amenities beyond a basement gym. Worst part though was the rowdy mass of homeless and drug dealers EVERYWHERE surrounding this building. Truly hundreds, all around the building and nearby blocks. Fighting, passed out in the street, injecting drugs on the sidewalk. Boarded up stores everywhere. Zombie apocalypse. Worse than I have seen in developing countries. Management tries to act like this is normal and instead goes big on the political virtue signaling in all of their promotional materials and even their menu. Some very funky priorities. I left a night early and will not ever return.

Least safe I have ever felt in a US hotel - literally surrounded by homeless people either passed out or fighting each other with drug dealers operating in plain view. Bonkers.

You'd have to climb over drugged out homeless people to walk anywhere. You're truly trapped here unless you get a cab out of the area.

Beware: they will add made up fees at the end when the bill comes, rather than raising their menu prices. Their justification when I asked was literally "it's legal for us to do this so it's ok." Then "it's common to do this in San Francisco." Then "we just want to take care of our staff." Give me a break. Grasping for excuses to rip you off and pretend they're not ripping you off. Very poor customer service philosophy.

I couldn’t imagine a more beautiful place to stay in San Francisco. We were greeted by Mariel and the amazing bell/doormen staff, Tuan. We were then sent to our room where our luggage arrived immediately after us. Our room was beautiful with elegant and fun wallpaper with a view of downtown SF. The bathrooms are stunning as well. We visited The Proper SF to plan for our wedding in November and were treated by Mariel with a sweet hand written note and a treat, I was shocked, amazed, and grateful. We had several meetings with Simone, and boy, are they lucky to have such a an amazing personnel on their team. We have never had a more attentive and cooperative planner/sales associate work with us and we are so excited to continue our contact with Simone. Josh at La Bande was the sweetest. He treated us like royalty and provided amazing service during our happy hour, he was not only attentive to our table but everyone around us. Steven at Villon is a 20/10 bartender, extremely knowledgeable, and treated us like we’ve been friends forever. It was so nice to learn about him and he about us. He provided amazing recommendations and they did not disappoint. The driver provided by the hotel was kind and efficient when driving us to our destinations, we were spoiled not having to walk everywhere. The housekeepers checked on us several times to ensure our room was in tip-top shape, they were fabulous. We are so grateful for the AMAZING experience we received at The Proper, I wouldn’t stay anywhere else in SF.

The decor, layout of the hotel and our suite was uniquely designed and very cool. The first thing I noticed was you have to get buzzed into the hotel in order to get in. Didn't think much of this until later... The reception area had a bunch of cool art work and I really liked how they had a coffee bar set up in the lobby area. I'm a nerd for stationary and noticed their room keys immediately. Not that this detail was going to make or break our stay but I appreciated the nice thick card stock envelope the room key as in. We rented the suite on the top floor with the corner view. The suite itself was also eccentrically designed and I loved how everything wasn't matchy matchy but still looked really good when they were placed altogether. It was also a nice touch they had pencil-yes pencil in the rooms instead of regular pens. Although the hotel and the area may be historical, the only drawback was the area outside of the hotel. As a petite female, I did not feel comfortable walking around by myself. The only time I was ever outside, I made sure my husband was going with me. Not that this was the hotel's fault, it would have been nice to maybe get a heads up as an out of towner who did not know the area very well. There were a lot of druggies and homeless people sleeping on the streets. It made more sense after we noticed this why guests had to be buzzed into the hotel. Hotel itself is beautiful but I probably would not rent a room here if I was staying here by myself.

AVOID THIS HOTEL FOR ALL EVENT PLANNING!! Tried to work with them to plan a surprise wedding engagement and it was hands down the worst customer service experience of my life, resulting in a complete abandonment of my plan. A few “highlights” of this experience: -I called their event coordinator/manager 28 times over the course of a number of weeks and not only did no one ever answer, but my calls were never returned. -I spoke to multiple concierges, front desk staff, even a restaurant manager for their rooftop bar/lounge, all of whom promised to pass my requests for a call-back on, still no return call. -I tried using the online contact option as well as email and it was only then that someone named Erika got back to me, although this still took a substantial period of time. -And even then, we set up a time to chat and…no call nor any follow up. Just unreal considering the occasion and potential benefit to the hotel, and it resulted in me having to completely change my original plans. This ridiculous experience unfolded over 6 weeks in the fall and I’ve yet to hear from the hotel in terms of any sort of follow-up or apology. Bottom line - don't put yourself through the hours of pain and frustration and look at other options. I ended up working with a boutique hotel (Hotel G) nearby in SF which went above and beyond, and the proposal ended up being more perfect than I could have imagined. They’ve got a customer for life.

Theft! This place is unsafe! PLEASE DONT GO!!! Food is below average here. The only positive thing here is the views. Staff is extremely rude!! I had a pathetic theft experience at their Charmaine's Rooftop Bar restaurant . I left my table to take some pictures and kept my luxury sunglasses on the table I was taking pictures at. After some time, I realized my sunglasses were missing. When I went back, I didn’t find them. The staff tried finding them, but no luck. I asked the manager to check the security cameras and to my surprise he said he is not sure if there are any cameras. On further questions, he mentioned there might be a camera footage and he would check with the engineer and get back. Its really surprising to hear this from the manager that he is not informative of the place he is managing. On top of that, without any proof he straightaway said that some guest might have picked my glasses as my staff is very honest. I agree that his staff would be honest, but its not good to blame the guest without any proof. This just shows that these high end restaurants just need guests for their business and in these moments they will clearly blame the guests without any proof. PLEASE FO NOT LEAVE ANYTHING ON YOUR TABLE AND EVEN LEAVE FOR RESTROOM, coz things can just go missing. And the security system is no good in such a high end hotel/restaurant. If the restaurant is soo unsafe, I wonder how safe the hotel would be.

A very unique hotel positioned quite close to downtown SF. It lives not too far of the heart of where business happens along Market St. Not too far of a walk you can find all the major corporate HQs along the same street. Triangular shape is definitely unique exterior and the interior carries over the quirky interesting design. Relatively good value using Marriott points. The daily amenity fee is quite high and didn't even really deliver the value it promised. It comes with a free 3 mile shuttle town car service (first come first serve) but when I tried to use it, it was unavailable for 2 hours and the front desk eventually called a complimentary Uber after hanging around the lobby. Don't really drink and the replacement for welcome champagne is a Happy Moose wellness shot which was interesting but I wish it was a bit more thoughtful for non-alcoholic guests. I did enjoy the free apples outside the Gym which makes a great snack 24/7. The Aesop amenities are top notch and makes for a great skincare experience. Free coffee in the morning is lacking choices but they do offer oat milk which is nice.

This was my first time staying at the hotel. This property was recently renovated and a unique space. The property itself was very cool. They did a great job with the renovation of the restaurant and lounge area. The room we stayed in was also cool and decorated in an eclectic style. I rarely like box cut hotels like Hilton or Marriott but want a first class property and this fit the bill. I didn't get to try it on this trip but would like to go back and check out the hotel restaurant. What I didn't like was the location itself is a little sketchy. This is very close to the tenderloin and you could see remnants of it all around. To be fair, it was raining when I stayed and I was not able to do much walking around. If I had a little bit more time and was able to do some exploring I may have found some gems but not on this trip. The other negative was The limited choice of parking. They do have valet but it cost $80, a little steep even for San Francisco. That's the only option there is no self park or a separate parking garage close by. And if there is a separate garage I wouldn't have felt safe walking from it to the hotel. If I have to go to San Francisco again and not worry about walking anywhere, this is definitely at the top of my list.

My husband and I stayed at the hotel for 2 nights. The hotel itself was nice and unique. If you want to book a restaurant at the hotel, do it way in advance. Also, make sure you bring some bottled water for yourself for the rooms. Since my husband and I are not from California or understood the area, I am here to help those in the same situation. If you are uncomfortable with homeless people, this is not the hotel for you. We were shocked by the amount of poop, pee, and drugs surrounding us right outside the hotel. Blocks of homeless people on the entire street just cussing and on drugs. One guy had hatchets and was ready to hurt someone. And that was during the day. Definitely just Uber or use the free service the hotel has. They will take you anywhere up to 5 miles I believe. If you have a car, be prepared to either pay a lot for valet or park for free miles away. After seeing the surroundings, you probably want to use valet. I am not trying to slam the hotel at all but the surroundings kind of took away the beauty of their mission. The Proper Hotel is literally the only “Proper” place in the area. If you plan on just staying at the hotel and not leaving, then it’s the place for you!!

A beautiful hotel to stay in but not a very good location. While the style was on point and the beds comfortable, there were police outside of the building every night and trash and homeless everywhere. I know this isn't really in their control and it reflects a much larger, city-wide problem, but still. To pay to much to stay here and have this around you is pretty disappointing. They offer a complimentary car to help with the fact that it doesn't feel safe to walk down the street but it's on a first come first serve basis, so you can end up waiting a while. The staff were very friendly but that doesn't help much when you are being so overcharged. The restaurants seem nice but the menus are actually pretty limited and the free coffee in the morning was terrible. The experience of the rooftop was especially sad, $200 for 2 fish tacos, 1 plate of tiny meatballs, and 3 cocktails!!!!! All to sit at tiny seats with totally impossible tables to try and eat anything and a huge group of drunk and screaming people next to us. It was a pretty bad experience. The images online are what you get in the room etc but it pretty much ends there.

We came here to celebrate our wedding and everything was perfect. We were welcome by the staff, and everyone is extremely friendly. We loved the eclectic decor, the quality of the food and drinks, the cleanliness of everything. Our photos are stunning, our guests happy. The only downsides are the parking situation (most people don't want to pay this much for valet), and the neighborhood is definitely not great. But it was walking distance from city hall, and we even got a ride there. We will recommend the place to anyone as a lovely downtown oasis that will meet all your needs... and recommend that people stay in the hotel. :)

We had a small reception with twelve people at Charmaine and lucked out with perfect weather and amazing service. We ordered everything from the menu, added drinks, and had a lovely time even after the sun set. We also had breakfast at Villon, and the huevos rancheros were superb. The Proper breakfast made my big-eater husband very happy.

Really disappointing eperience visiting this hotel. My girlfriend and I were really excited to spend our anniversary here initially, booked the hotel and even called 2 days ahead to book a table at Charmaines the rooftop bar. I received a text the day of our stay that the reservation was take by mistake and the restaurant will not be open. Upon arrival valleted my vehicle and checked into our room and felt like a burden to the people helping us, definitely not a very welcoming experience. Then came to understand the nature of the area surrounding the hotel, this is a dangerous area and it is not safe to walk around especially if you're with women or children. Find a safer area to stay, or if you don't mind driving I would stay outside of SF and drive in to visit restaurants/shops during the day. I wont be back to SF any time soon, which is sad to stay as I've loved visiting the city over the past 27 years I've been in the Bay Area.

Proper is right down the street from my house. Proper is chic without being beyond grasp. I live for a dark hotel further romantic, for the mediation and because I have never seen a child in the hotel ever. Their Concierge service is flawless. The valet is so attentive. And i've seen them arrange unique vehicles such as a nineteen sixty seven cadillac el dorado convertible for rent. It was for a couple to do a coastal dry period but a lot is hospeciality. The only drawback to the proper hotel is that it's in my neighborhood. Which isame neighborhood that was compared to the slums of Sri Lanka not too long ago in a local paper And I personally believe that was an understatement period don't hesitate to book yourself into the Proper, it's totally worth it.

Room was more than I thought when I booked it. The rate I was given on line was $344. When I arrived, suddenly the price was $600! The difference was tax (expected) but a daily amenity fee x 2! I was not expecting that fee and though (upon a second review after check in) it was included in the very fine print at the bottom of my confirmation email. I certainly wasn’t aware of that addition when booking the reservation. I probably would have opted to stay somewhere else if I had known this was a $600 room rather than a $344 room! Obviously, I couldn’t walk out once we’d gotten to the hotel so had no alternative but to pay it.

I was visiting the hotel for a one night stay, to celebrate a special occasion. While we had much higher expectations, none of those were met at all. The local area is really bad and not worth the walk around. The hotel doesn't provide any Marriott Bonvoy elite services. None of my requests including room type, waiver of aminity fee or breakfast were fulfilled. I wasn't even provided with any welcome beverage option as promised by the destination aminity fee details. The staff was enither willing to help nor did they try to work on a resolution. When I was willing to forego my stay, they were not even willing to provide a refund. While it may seem like trivial issues, if you are a Marriott elite member, the stay would definitely not be worth the price.

The Proper is lovely, and the service was excellent, but the location is not to be desired. I have to give three stars simply on location, if it were for only the hotel, I'd give five. Our room was small but clean, the price was fair as it was midweek, and the dining was priced rather high, but worth it not to have to Uber or walk to a restaurant/lounge. We did enjoy Charmaine's Rooftop, it was very nice and comfortable. Walking down the street was a scary, very poorly managed part of San Francisco. We have stayed in the city multiple times, and have felt safe, this location was out of our comfort zone. Whatever you do, don't get up early and try to find a Starbucks while your husband sleeps in, trust me! Sad, because the hotel is great, it's just in a rough location.

Very lovely hotel in San Francisco. The staff was very welcoming and friendly and the rooms were beautiful and I slept very well and had everything I needed. The building itself is very beautiful and it is kept very clean. I visited here as a solo female traveler and overall felt safe. I was cautious to not be out too late nor too early as the area did tend to get a bit sketchier during the later hours. However, in spite of this, I felt safe walking all the way down to the ferry building and around the area. I have nothing but good things to say about this hotel and my experience.

Everything about the staff the and hotel itself was phenomenal; however, I have a hard time recommending this property purely based on the location. I arrived fairly late the first night from the train and walked through some very sketchy scenes. There were more than 100 people congregated between the BART stop and the hotel with only one police officer on patrol. We spent a small fortune in Uber costs just getting in and out of the neighborhood during the stay. For that reason, it more or less defeats the convenience of staying in the city. The hotel itself is beautifully curated, the restaurants and amenities are top-notch, the staff is personable and helpful; I just hesitate to recommend it purely based on location.

Well... Let's just say that this place is got it all right in their name. Proper and trust me they definitely do it that way all the way as to making sure the guests ....you... parked right outside the building are safe at all times with or without their Vehicle's. Street sweeping happens I think every night outside proper and they ban parking there for a while. So what does Proper do? They move the Customers Vehicles 18 inches on the sidewalk so the street sweeper can clear through and then clean their parking Spots. Granted they do block the sidewalks by doing this but hey they're sidewalk has only them within they're compounded triangle on market... Proper.

Hotel and staff were wonderful. The rooftop bar is a great place to have drinks at night to see the city lit up. The room and the decor were super nice for a small room. The huge huge drawback is the hundreds of homeless that congregate outside. My guess is COVID made it much worse. While no one bothers you while you are walking around, it seems at least 60% of the stores and restaurants in the vicinity were closed. The hotel restaurant was good but super pricey. $30 for breakfast per person for eggs is nuts.

Stopped in for one night on our way to Napa. The area outside hotel was not the best, But the hotel staff made up for it. 100percent excellent service from everyone on site. Hotel is super clean. Roof top was awesome plenty of fire pits to keep warm. La-bande restaurant on site had excellent service and food. Gym was super clean. Restaurant/hotel food was amazing. We heard the city is working on cleaning up the streets. I would stay again.

What we liked: -Room was ready when we arrived, before check in time. -The style of the hotel in general was very pretty -They provide a shuttle service that takes you up to 30mile distance -Breakfast and room service was good What we didn’t like: -Location. Although SF is now full of homeless people there are better areas than this one. After 6pm the area gets very dangerous. We had to take a taxi 3 blocks away from the hotel. -Staff doesn’t seem to care about your difficulties. -Lacking of lights in the bathroom. Specially in the shower, difficult to even see. We wouldn’t book again in this hotel.

The staff advised that Breakfast would be comped at checkout with Titanium Status. This Marriott Brand Does Not Comp Breakfast for Elite's, so I'm stuck with an $80 tab that got me bacon and eggs for two. Please train your staff to be truthful to guests about elite benefits. Everything else about the hotel was wonderful. Room with a view, amazing rooftop bar and kind staff.

Our room was beautiful and comfortable. Nice staff. However, when we went to the bar for drinks we were sat by the staff and then not given any service for approximately 30 minutes. After we finally ordered we waited another 30 minutes for our drinks. I asked for our bill because we had a show and after it didn’t come for 20 minutes I had to find an employee to help us. We were then overcharged but I had no time to fight it bc we were going to be late. So, nice rooms but avoid the bar/restaurant.

The hotel is beautiful and the amenities, restaurant and bar(charmaine's) are great. Sadly, the front desk won't treat you nice unless you are dressed or look fancy. I addition, the hotel is located in the middle of the tenderloin and you should uber there I wouldn't recommend walking around at night because it's just a horrible experience homeless and druggies all around and right across from the hotel so be careful. There are better hotels in safer areas and a lot cheaper.

New place in SF with a great rooftop bar. The triangle corner suite is nice and spacious. I wish there were more food options within walking distance, but it'll take some time since the area just started being developed. Getting back to the bar. They have a view of the city and the bay and an attractive cocktail menu—a perfect spot for one of those warm nights that San Francisco has in July or October. By the way, make sure to make a reservation, especially on the weekend.

Incredible hospitality from the minute we walked in the door. Great ambience and aromas sprinkled throughout the hotel. The room was also very clean and comfortable. Room Size was what you would expect from a downtown city hotel. The nearby area is pretty unwieldy at night, so perhaps not the best if you’re a first time visitor.

Neighborhood is approaching the apocalypse … saw people shooting heroin (or something) in front of the hotel. Not easily frightened but I did not feel safe. Great breakfast and beautiful rooftop. BUT beware this hotel charges a “resort fee” to cover their average hotel gym, internet and coffee (they should not have a resort fee) and parking is $79 a day (oh and it takes 20 to 30 mins to get your car - so call early) - nice hotel but would not stay again.

The area around the hotel feels like a scene from the walking dead. There's a methadone clinic around the corner, and at night there were 200+ homeless people gathered across the street. So sad and shocking to see the devastation caused by the drug epidemic. Although the hotel itself is beautiful, I didn't feel safe staying here and wouldn't stay here again.

It is very nice hotel in very scary neighborhood. I just stayed there in the last few days. I went back hotel around 9pm at night. A lot of unconscious people were walking on the street. When I walked on the street during the day, I saw human poo and pee on the street with needles every where.

This is supposed to be a luxury hotel but it’s more akin to a holiday inn. They charge a 44 dollar per day destination fee that gets you coffee in the lobby and a car service that is never available bc it is one car shared between an entire hotel. Then location is also gross - not worth the price avoid at all costs.

Fantastic room, lobby, roof top bar and restaurants. Service was next level! Location great for shopping and CBD, with all large cities, was a problem with homelessness but harmless and hotel staff keep you safe in and out of transport, the hotel car and driver was an added bonus and nearly always available

Place is nice. Close to all the stuff we wanted. But its EXPENSIVE!!! Bring a bag full o money. Parking is a bear. Except for that all is good. Room was nice. People courteous without being too nosy. Right near the theaters. Less riff raff than around most California city hotels.

Sketchy location. A lot of homeless people around. I lost my retainer in the room they said they gonna sent it back but they never found it. Room is good. Still I do not recommend pay over $300 for this experience.
