Ordered take out, man from restaurant who took the order didnt even answer the phone saying their restaurant name, just a "hello". I asked if I called the Pho restaurant, he rudely said "yes, what number you want?!" I wasn't looking at the menu, so told him what i wanted, he couldnt understand my order, so just handed me off to another woman who also sounded rude. I asked to order the chicken vermiccelli bowl w/ spring roll, she then said "ok, #44, so I confirmed to see whether I am ordering chicken and NOT pork, she said yes. I picked up my order during my lunch break. When i got back to the office, my order was pork. Tried to call them back a few times right after, but no answer, it went straight to voicemail. Furious. Bad experience. Food was also cold. Will not be going back. I would have given them a second chance, but not going to put up with poor customer service. Many other Pho places around.

This place has no customer service at all, no one greeted me to my seat, no one offered me any water. There was only one lady server, she provided water to other tables but ignored me. I felt being discriminated because I am Asian. When I went to pay in the counter, I had to wait until she has time. The most angry part was that the lady was extremely rude, she refused to give me the machine for credit card payment until I asked her for the 3rd time. Guess she doesn't want to pay for the credit card charges. Don't go there.

Oh man....the spring rolls here are the bomb!!! I love the fact this place is open all the time. I had a Bahn Me sub and it was also a really good meal. It got really busy in there so it's clear to me its popular and beloved place to eat. Prices are good for what you get and the service was excellent. The waitresses were really hustling their butts serving everyone in there. I'd give it a try if you haven't already.

Late night pho led me to this small spot in downtown Vancouver. Their delicious pho options exceeded expectations. The cozy ambiance paired with the late opening hours makes it a go-to spot for a satisfying and flavorful bowl of pho after a night out. Highly recommended for pho! Also, the guy in the blonde hair is the most chilled server ever!

House Special Pho
The service that I receive at this restaurant is amazing. I work across the street and I come to eat here at least twice a week. The owner (Jimmy) is extremely sweet and kind and always remembers his regular customers. Every time that he sees me walk in, he gives me a free spring roll and a Vietnamese iced coffee! This makes my day so much better! Definitely going to continue to eat here for all my lunch breaks! My two favourite dishes are the Bun Bo Hue, and the Grilled pork with spring roll and vermicelli. Yum!
I've read some of the reviews here, instead of criticizing a small business. Let's highlights those who've persevered post-pandemic. Despite the ongoing construction in front of the establishment, kudos to them for staying open. I've been a loyal customer for years, the food is consistently excellent, the staffs are hard workers, whether it's the lady or gentleman, they do it all. Show some love for your local restaurants!

Great place for quick pho at a reasonable price. One of my favourite dish here is their Crispy Noodles with beef. It's my go to meal every time when I can't decide. My kids love their beef ball pho and avocado shake. Very convenient stop and plenty of free parking down the block.

We eat here two or three times a year. Friendly service affordable food, quiet atmosphere with a couple Televisions. Prices have gone up over the last year but still get a good meal for $20. Cash only so make sure you have cash. Parking on street can be expensive if you find it.

For a late night, quick bite to eat, this is a great spot. We ordered pho, fried chicken wings, spring rolls, and a side of rice. Friendly, easy, and QUICK service. We just wanted a late night craving and this hit the spot!! The portions are quite generous. The fried chicken wings were yummy... I liked the breading on it, it was very tasty! Food came out super quick. Not alot of decent 24-open joints in Vancouver, but I'm glad this one is! Cash only.
Starving at 2:30am , obviously open late (until 3:30 am ) bit very enjoyable and filling food. Had spring rolls , salad rolls , #47 and a #3 excellent .Will be back again.Fairly priced.

Good food fast. I have been here lots, on this visit we went at 8PM and were the only ones here. We had the steak pho and vegetarian pho. The portions are good and the food is ok. The fact they only take cash is insane, it’s 2020. A good spot for no frills pho but my no means is this fine dining. I will likely go back but only when I have cash... this will limit my repeat visits.
Prices for most menu items are higher, noodles $14-16. Noodles are very soft mushed up texture and soup has barely any taste. Meat has fair quality. It's also cash only; they have an ATM that has ~$2 withdrawal fees, so bring your own cash. Overall average pho location but there are better locations

Ice cold vermicelli, three slices of beef that looked chewed up as if someone had eaten some, which was ice cold as well. The spring rolls slimy wet cold. Absolutely disgusting! Whoever cooked it is a disgusting pig sending garbage out like that. You should be ashamed of yourself. You finessed me out of $30 bucks! More
Restaurant accepts only cash. They have an ATM machine inside that charges $3 per transaction. Weird ambience. All this takes credit away from the good food.

I’m am shocked, I use to come here about 2 years ago and the food was great. Today I’m just disappointed how chip the got. I ordered a large pho and it came with little meet and noodles and chicken wings. For $8 u get 6 half wings lol I’m speechless

Only takes Cash. Ordered the pork spring rolls and steak pho. The pho came out first and then the spring rolls. Nothing amazing. I would go again if it’s late night as the hours are good and the location is convenient.
Thoroughly enjoyed my visit to to Pho Extreme Xe Lua. The pho was very tasty with a balanced amount of saltiness. Noodles and brisket were also very good. Staff member I dealt with was friendly and polite.
AVOID - Pre covid/broadway construction, this place was perfect for a great bowl of Pho. Sadly it's lost its integrity and jacked up the prices. I left disappointed and wont return.
