Save yourself a great deal of money and heart ache…worst lawyer I’ve ever encountered in my life!!! Lou Vadala didn’t have my back, felt like he was working for the Vendor not me. I only had $100K to put down and in the end had to come up with an extra $60K because Lou didn’t do his job. He said he worked on Assignment purchases many times… clearly he either had no understanding (if so should have referred me to another lawyer right away) or just didn’t care. I had to come up with an extra $60K in March of 2022 long before the actual closing date of the Condo in November of 2022 and obviously well before receiving financing from the bank…plus Lou gave me a day and a half’s notice he needed the money. This meant scrambling to come up with the extra 60k including borrowing against my LOC. The even bigger issue was later i did not requalify with the bank due to the $20K on my Line of Credit and had to pay over $10K to get a mortgage from a B lender. This man at no time showed any care or concern and even started talking to me in a derogatory manner. During all this my father was dying…again Lou exhibited no care or concern, in fact he stated how hard this deal was on him!!! I did consult with 2 top Real Estate Lawyers in Kingston regarding the $160 K that was paid out 8 months prior to closing; both said that this never should have happened, that money is due upon the final closing date and no sooner regardless of an Assignment purchases or not! Additionally I paid $18,500.00 in HST on the Assignment money that was paid 8 months in advance to the closing, this too remains in question. Speaking of questions…when myself or my Real Estate Agent would ask for explanations to the various amounts and timing he would just say it was in the contract and I signed it; never challenged the Vendors lawyer or went to bat for me in any way, definitely nothing that was apparent to me or my Realtor. Most recently I had to fight to get back $4200.00 that was held back from me in March of 2022. On the statement of adjustments this money went to the Condo Builder to pay my 2023 taxes ( another very questionable issue) . The builder never paid my taxes of $3200.00 nor reimbursed me the $1000.00 excess. I contacted Lou Vadala’s office to look after getting this money back / taxes paid. My phone calls were never taken. Fortunately the builder did come through with the money, although obviously this money should never have been taken from me in the first place, especially not to a builder??? I do feel like I should have understood more of what was happening BUT this is why we hire a professional to have your back, to UNDERSTAND the things we’re not experts in…to do their job!!! I am a healthcare professional and took an Oath to do no harm; don’t Lawyers take a similar Oath to protect their clients??? So many other Real Estate Lawyers in Kingston…Good Ones…in my opinion ( and many others in Kingston I’ve since discovered) AVOID Lou Vadala!!

Today's real estate market is crazy and having a confident and organized Real estate lawyer is a must, as a client it can be overwhelming and very confusing. Lou Vadala's legal firm helped us draft up legal documents and turn around a purchase in a timely manner that in the end allowed us to successfully close a deal on a house. They got back to us quickly with patience, answered all of our many questions and made the transaction seamless, especially as we were facing tight time constraints. Our real estate agent told us that she has never worked on a deal with a closing that went as smoothly as ours did and for that we are very Thankful! We would highly recommend and will absolutely work with this law office again. Thank you to the entire team!

Everytime I phoned I had to leave a message then never got a call back. No one knows what the other is doing, when asked for a photocopy of something was told sure we'll let you know when you can pick it up, never heard from anyone. Apparently my file has been closed but I never signed off on anything. Waste of time and money.

This guy is a crook, preying on elderly people. Hope people stay away from him and his office. I saw first hand communication between him and client. Rude and down right shady. 2 years on an estate payout and still holding on to money owed. Ridiculous fees and holding on to leftover payout
