When staying at a hotel our expectation is a clean, well maintained room and reasonably quiet stay. Our experience at the Good Hotel was a dirty room and noisy one night stay. Cleanliness. The upper right hand corner of the shower and wall above the spigot in our room was covered with dark mold spores. The carpeting was covered with multiple large dark stains, pink stains and dark pen marks. The coverage and type of stains was so abundant and unhygienic that neither my husband nor I took our shoes off to walk around the room. Noise. We did not take note prior to booking that the hotel is dog friendly. Two small dogs were booked in an adjoining room and yapped throughout the evening. The walls are thin and there's no sound insulation, when doors are shut the room vibrates and you can hear neighbors showering and running the faucet. There was a significant amount of traffic in and out of rooms that evening, the noise was so loud and pure that it sounded like they were coming into our room rather then theirs. The smoking area for the hotel is set up behind reception in the hotel parking area. People naturally congregate there and the voices carry throughout the hotel. The location is not optimal for providing a quiet setting for guests. The hotel staff was receptive to our feedback on the evening and offered to move us to the central building for the following night. We opted to check out early based on the previous nights experience. I have called the hotel manager four times and left messages and emailed twice to follow up on the experience. He has failed on all occasions to return calls and emails. I would not stay at this establishment.

Being an “eco friendly” hotel by flagrant branding, I was surprised at a couple things. First, that the hotel uses plastic cups and the tiny plastic toiletries instead of glass and those in-shower dispensers. I was also surprised to find down pillows. I’m not sure if you know how down is collected but having the parts of dead animals that can only be collected by killing the animal in your bedding is kind of messed up for an eco friendly anything. Parking was a whopping $45 a night. Read that again. The hotel is motel style and windows are external to the walkway, so you essentially have to keep all windows and blinds closed all the time. Breakfast not included. The gym and pool is in another building down the street. The area was really dangerous. Got accosted a lot. For perspective, I just lived in Mexico for two months alone and felt fine. I’d never stay in this neighborhood and wouldn’t have gone out at night but had my 6-ft male friend with me. I wouldn’t stay here with young children. I wouldn’t stay here as a female solo traveler. I wouldn’t stay here if you don’t have experience navigating deeply urban spaces with drug / homelessness problems. Finally, it seems like a good deal. It was $110 / night when I stayed. But many taxes and fees that the final bill was $440. Just a heads up plan on paying 33% more than what you think you will.

I usually dont write long reviews. However the staff here and the ultimate result of my stay was nothing short of the best hotel service I have ever received. So up front the cons. If you are in the 130s (specifically room 131) it is a separate building off the main hotel, and the carport is directly under. For some reason there is an opening directly to the carport between floors, so all night long I was kept up by the rude guests who though slamming doors all night long was ok. And room 131 in particular has a window directly on the street facing a homeless shelter and services building, so that noise all night long too. There ARE other rooms off the main building that dont have this problem and they would be fine to stay in, I would just steer clear of the 130s if you have kids like I did. When I spoke to staff about it the next day, they upgraded my room and put me in the main building, which turned out to be amazing. The view and large windows, the beds and secure elevator access made the stay so good, that I will be back to the Good Hotel for business everytime I come back. Sure the location is a bit dicey outside, but inside they find balance with outstanding customer service and accommodation. Well done Good Hotel

This was my second stay at Good Hotel. Not fancy by any means nor does it even try to be. It seems an Ikea-owned hotel corporation purchased an old SRO, invested just enough money in it to make it seem only slightly NOT like an SRO, hired competent staff that performs their jobs with, well, competence and not much else. Add to these facts that they offer free parking for Hybrid vehicles (parking just down the street with set you back up to $60 per night!) and the resort fee (a resort fee being charged at a former SRO? Really?) is only $17 per night then you have a recipe for a budget minded travellers key to mid-market OK-ness. Is it a great place to stay?...not quite. Is the neighbourhood something to write home about?...well, you would've been writing letters home about the neighbourhood a few years ago but the beginning of the letter would've started with the words HELP ME! So what made me give this place 4 stars instead of the 2.5 to 3 it deserves? It is very appropriately named and I think that's fantastic. When a friend asks how your stay was in SF you can say that you had a lovely time and that you stayed at a (almost very) Good Hotel.

Hotel room was small but cozy ... We asked front desk to bring us coffee and extra pillows, and the guy who came said he was only told to bring coffee. We asked them for pillows again, the guy begrudgingly came again with our pillows. The blankets were really thin, so we felt bad asking for more but we did, and when the guy came back he yelled at my boyfriend about making him come to our room 3 times ... Even though thats what he gets paid to do. Woke up 3 hours before I was supposed to because groups of hispanic men, then chinese women would take turns standing in the hallway outside our room arguing between themselves at louder than full volume. Also, we could hear EVERYTHING in the rooms next to us and the room above us. Overall, the hotel itself was ... Okay at best. Service was absolutely god awful, atmosphere was mediocre at best, and the people there, including the staff, were disrespectful and rude. Cheap, but not worth your money. Wish we could have got a refund. Plus, we got to see a homeless thruple shoot heroin outside our room!

Man, do I have stories? The room itself is not that bad, it’s acceptable and fairly clean. The area and the noise however... let’s just say we were only able to sleep for half a night out of a three night stay. Between the extremely loud arguing followed by gunshot sounds, slamming doors, people yelling in the street... Walls are extremely thin. At one point I even considered checking out early and sleeping at the airport waiting room area. It’s safe to say it was scary and irritating. To add insult to injury, they charge a deposit. Which is great, I’ve never heard about that for a hotel room but whatever. They ran my card for $150.00 deposit and at our checkout 3 days later I was asked to pay the “urban fee” of 30 something dollars. When I got my deposit back ($150.00) it was only $115.00. I called them and asked what that was about and they said the urban fee had been withheld out of the deposit, EVEN THOUGH I paid for it AGAIN when I was checking out. Yeah, I don’t recommend this place.

Update: they had a 4 star rating from me at first, but after this nightmare we've experienced in trying to get our deposit back, I have to drop the rating to an abysmal level. They said our deposits (one separate deposit for each night, with no roll over) would be returned in 7-10 days, which is a long time, but doable. So for our 6 day stay, we were in over $400 for deposits. Here we are almost 3 full weeks after the stay, and NOT ONE DOLLAR of my deposit money has been returned! We have been assured by staff that we've acquired no penalties or fees (smoking, etc) yet still have not received our money back. I've called several times a day for a week now, and not a soul has answered my call. But when I called from work, they picked right up. Only once they discovered it was me, they "transferred me to the manager", which is a voicemail recording that hangs up the call no matter what option you choose. I'm outraged and mad as hell. This is borderline criminal and I will be looking at legal options. DO NOT STAY AT THIS HOTEL. THEY WILL RIP YOU OFF.

This place should be renamed The Horrible Hotel. I hated it, it was all bad. No good. There are druggies and sketchy people all over the place so it's an unsafe location. The room has windows that don't close flush all the way so you hear everything from druggies screaming right outside your window to loud sirens passing by. The walls are paper thin. The room was freezing. And there was a pubic hair in the shower. I did not trust whether it was actually cleaned. The bed was stiff. It was a restless, uncomfortable, scary night for me, and the only reason I stayed one night was because it was late when I arrived from my flight and too late to find another place. I left the following day to a different hotel, but this place still charged me the 3 miserable days. I wouldn't stay there if it were free. Read as many reviews as you can, look for the ones similar to mine and don't believe this is a good place, and choose a different hotel. You've been warned!

This is not a good hotel. Positives Bed seemed new Clean bedding and towels Friendly staff Negatives The "courtyard" rooms have an outside entrance like a cheap motel. They do not disclose this or show pictures. No desk. Internet came in at 1-2 Mbps which is not good enough for a video call or really any work at all. Wooden toilet seat with peeling paint. Two of my outside windows were broken slightly open. It was like camping in the streets of San Francisco. The pool and gym are across the street at another hotel. This is highly deceptive as they show a pool in their pictures. I was trying to imagine putting on a bathing suit and sandals and walking across the street downtown to use the pool. Ridiculous. No security guard for the rooms that can be accessed from the outdoors. Slow drain in the shower. I was standing in 3 inches of water at the end of each shower. Tiny 24" TV with very bad picture quality. Don't stay here.

The pictures were a bit deceiving. The room is OK and not conducive for business travelers. The table is small and round and is one you would see on a patio outside. Further, the facility and room is outdated. My room is on 7th Street and you can hear all the noises on the street. As such, it is not sound proof at all making for not so great of a night. Also, I was really cold at night so there must be air leaking into the room. It was hot earlier in the day and when walking into the room at 5:30 PM, it was really warm. The bathroom is OK. The sockets to plug appliances were not great as some were loose. The TV is tiny but on the plus side, there was HBO and AMC channels. If traveling on a budget and looking for a hostel looking hotel, this is for you. It's also humbling and brings me back to when I had to pay for my hotel stay but if the company is paying, then you are better off staying somewhere else. This is why I gave it a 3.

Good location is about the only positive. The bed was uncomfortable, price was a little much for what you get and they don't have air conditioning. The window has a block that only allows you to open so much. The fan turns off in middle of night for energy saving apparently. They have rules about pets that you can't leave them unattended. For people that come to see The City it's a little difficult to go anywhere that doesn't allow pets. In the morning while packing up we left the pup upstairs in between trips to the car and the receptionist had a fit. Starting asking how long we would be and if we filled out the "agreement" on check in. I read a previous review of this location, that of which I should have taken more serious. It is just shy of a roach coach motel. Its more of a hostel really. I gave it a 2 for the location and the rest of the staff was friendly.

Good? ... no. We showed up and this was the scariest location with the amount of homeless people and crazies we encountered. First we called to ask if there’s a safe place to park and the guy on the phone sounded asleep himself and just said yup anywhere on the street and I had asked for directions and none were given. We then paid $45USD for parking to be safe and sound. Then we got to our room and the smell was so moldy. Old green carpets and a musty smell was coming from everywhere. Our AC was not working, beds not comfortable. We slept the night as it was 1am and cancelled the rest of our stay there and found a better hotel that was much safer and cleaner. I have stayed in nicer hostels than this “hotel” and with more security.

I'm not sure if the rooms are usually this cheap but I got got a twin bed room for less than $200 a night. I usually don't write reviews for hotels but this is a good one. They saved money at the right places and spent their money based on guest's comfort. There are things that felt cheap but what you'll use and need are well made available. Bunch of complimentary things usually only available at 3+star hotel. (see picture) The room is really clean and tidy. That's my priority which they met above and beyond. I SUGGEST THEY USE LED LIGHTS instead of halogen light. That way they can save some money and save the planet. I didn't find any deficiency. Very satisfied with their customer service. no on came and bothered us while they're there when we needed them. employees have good attitudes. Great stay!

Like you'll read in other reviews, the surrounding streets are rife with homeless people. As in, if you walk around at all then you'll encounter a handful wherever you go. If this bothers you, just don't stay in this area, period. Anyway, I arrived a few hours early and they were nice enough to let me check in early. Unfortunately my first room smelled weird, faintly like a public bathroom stall. So I asked for a room change, and my next room was acceptable. Honestly, I've stayed in nicer motels while roadtripping around the country, and for much less, but for the area this place was fine. The staff was polite and helpful, and the fitness center at the sister hotel was adequate for my needs. All in all I'm satisfied with my stay.

It all depends on what you are looking for. The rooms are fairly small, there are very few amenities, there is no continental breakfast, and the neighborhood is marginal. But, look, is all that what you are really looking for in a hotel room? The rooms are comfortable, the staff is friendly and helpful, the building is a bit shabby but perfectly serviceable, and as long as you are smart about walking around in a city, the neighborhood is just fine. The Good Hotel is close to so much (opera house, city hall, Museum of Modern Art, shopping, etc) and the price is right. If you are looking for luxury, look elsewhere. If you are looking for a place to get a good night's sleep and be in the middle of the action, give it a try.

The place is too noisy and not located in a god area. We ended up on this place since this is supposedly the last drop off hotel for our tour and our flight agent suggested we stay hete overnight prior our LA flight. At 4am I can bloody here the other rooms screaming on the top of their lungs and I am thinking if they are just loud o the wall in between us is thin as a cracker. I felt unsafe walking around the place as well as there are many homeless roaming around and we even found syringes on the ground. The rooms are quiet spacious which I like and has two doors which can be accessed separately if the other person is asleep on the other side. Overall I do not recommend this place.

This was a great value for a budget hotel. I have read some negative reviews but that was not my experience. The staff was great , the room had more than I expected like a coffee maker, iron and ironing board, hair dryer , and toiletries. Bart is just a block and a half away. There are homeless people outside but sometimes the staff will offer to walk you if you are worried about your safety.. the rooms were clean and the hotel was very decent for a budget hotel I run a charity so I try to look for a clean and decent place to say that doesn't cost too much. I'll be definitely staying here in the future

The entire experience was absolutely unacceptable and scary- we were in the room for less than 10 minutes before a homeless man attempted accessing our room and we decided to leave. Dreadful, rude, filthy, no ventilation, drug addicts all over the exterior, needles, human waste- literally the worst. Complete false advertisement. The property is located in one of the worst areas of SF. We decided to go out to the airport and check in to a clean and safe hotel and Uber into the city each day, I'd recommend that before staying here and risking your health and safety

Check in was a breeze, as was check out. Room was clean, we had a corner room facing the street on the 4th floor and despite all the noise, I had no issues. Room was well stocked of towels and coffee, and we had no issues with the area. We have been to SF multiple times--i do not have an issue with homeless persons, I only take issue with the fact that most of this country doesn't care enough to do anything about it. This hotel is in a great location that was near a lot of places I wanted to go to (10-15 minute walk) so I'll definitely return. The property and furnishings are older but for the cost, a steal.

I've been visiting downtown San Francisco every 6 months since 2013. I always stay at the Good Hotel I can tell you it's definitely not a 4 star hotel kind of on the shabby side just the basic ammenaties. When visiting S.F. I'm hardly in the room I'm always out walking downtown so I'm just in the room to sleep that's it I'm not buying the room or staying long term so who cares if it's an aged building. Now if your taking your wife or girlfriend and they're a high maintenance person most likely they'll whine and complain because the bathroom is tiny or the traffic is noisy. My suggestion is leave them home.

Very good value for a hotel! The courtyard rooms were simple and basic. The location of the hotel is not the safest though so be careful. Walkable distance to the CBD. The service here was exceptional. We asked for an early check-in because we had an early flight from Australia and were extremely jet lagged. They were able to satisfy our request at no additional cost! They also had quick responses to any housekeeping requests. The staff were very accomodating.

Friendly staff, but false advertisement online it says it’s $75.00 a night but the total was $142.00. They advertised free breakfast and that they had a pool. The pool was across the street at the other hotel although we were allowed to swim there no problems. There was also no free breakfast. The room smelled really bad, and there’s is no working AC, you had to keep your window open or keep moving your hand in front of the motion sensor in order for ceiling fans/lights to work.

Rooms in desperate need of a refurb, security really poor. Literally about 20 homeless folk sleeping rough outside your door which is open to the elements. To be fair to housekeeping, it’s hard to make something this dated look clean. For an extra $40/night (which was only 10pc more than the $380/night they had the cheek to be charging at “good”) I cancelled and checked into Vertigo which was a tonne nicer, more secure, and staff were a delight. Plus it has a small gym there too.

I wish that I could give this horrible hotel zero stars. I had to move rooms three times in one night. First room a/c was leaking, second room a/c wasn't working, third room the air was hardly working. All three rooms smelt bad and they all had different bad smells. The pictures are not actual representations of the room. The room is very small, bed is hard and again everything smells bad. The hotel is also in the middle of the main homeless/bum area. Do not waste your money! Parking cost $30 also... and that's not valet.

Rooms are clean, a bit small, and the mattress and pillows are great. I slept very well. My only wish is for maybe a mini refrigerator or access to an Ice machine that is on a higher floor than the lobby. Outside however, is terrible. Everyday, I saw vomit, feces, urine, and sometimes spent needles on the sidewalk. Fresh, every morning at 5 am when I left for work, and around 9 pm on my return. The homeless are not extremely aggressive right out front, but across the street that changes. Use discretion.

Nice hotel in a not-so nice neighborhood, and is very quiet considering the area. I was there visiting a friend for a few hours (frankly, for the first time humanly reason you might be thinking of) but that is not the general nature or type of hotel it is. The room my friend had was in the 2 story motell type section and was very large with windows on 3 sides. The main hotel is several stories tall and is the original building. A good quality, reasonably priced, clean and quiet place to stay in SF.

As with all thing in SF, start by realizing that quality is not linked to price. The rooms were reasonably clean, though very spartan and the beds were down right uncomfortable. Bathrooms were teeny. We stayed in a courtyard room and a family suite. If feels far more like a hostel in all respects, except 4-5X hostel prices. I lived in Soma for a long time and like it, but I will say that if you're not used to this part of SF, it is rough and probably not a place you'd like to stay.

You get what you pay for. It's clean and affordable, but it wasn't quite what it looked like in the pictures. The "courtyard" where I stayed is really one of those old highway-type motels, where your windows face a walkway, with absolutely no privacy, unless you keep your blinds tightly closed at all times. Also, there was a lot of noise. I think a dog was staying next door because of the incessant barking that woke me up in the morning. Front desk staff was polite and helpful.

The hotel could use a little bit of love, its in pretty good condition, but has some small things that could be improved and fixed. For instance in the first room we stayed in in the courtyard the air conditioner was dripping a lot of water on to the carpet. The staff were friendly and helpful with switching our room. I found the location to be perfect for our needs. The area is very walkable, although the surrounding blocks are a little sketchy.

Staff were great and check-in/check-out was incredibly easy. They held my luggage so that I could go explore the city before check-in at 3. As for the room and the hotel...the room was fine, nothing much to report. The bed was firm and clean. The hotel however was incredibly noisy. My air conditioner didn't work so I had to keep the window open and barely slept. Not sure if it was hotel noise or street noise. Anyways, for the price it was fine!

Very very cost effective for where it is located in the heart of San Francisco. I would definitely stay here again if I visit SF. Couple of notes about this hotel: 1. It can be noisy at night 2. There is no air conditioning; however, we left the windows opened during the night because the weather in SF is typically in the high 50s with noticeable winds. 3. Everything is recycled, which is pretty cool

The room was clean and convenient. The problem is that in almost any other place, it would merit less than $100. I paid more than 4x that. And surrounding it were several hundred homeless. It eventually became quiet, but the police came at 5am to rouse them, with sirens and megaphone. This is not the hotel's fault, but the price should better reflect the neighbors.

I thought it was perfectly acceptable because of the price and the location is right outside a few shady areas but still nicely located for visiting all the attractions, price and value are there. Maybe walking back at night is a bad idea but I did not feel unsafe at the hotel , and the rooms were nice in comparison to cheaper places in the city or other cities

A red roof is much better than this... No A/C or Heating available but a celing fan. The staff are rude and not helpful. The area is pretty shady. The facilities smell like cheap lavender floor cleaner and are poorly maintained, not a clean place and they charge a daily urban fee of like 17 dollars with tax. No breakfast is included. In general i hated it.

Staff where very friendly. The rooms I stayed in was decent. It was clean and a good size. Has more of an apartment type feel. It's not in the best part of town, you need to know which way you are walking from the hotel are drive/Uber. I also didn't like that they are all motel style with the doors to each room opening up to the parking lot.

The room is small but clean, and they fit all the regular amenities into it. The staff was very friendly and the onsite parking that isn't valet is nice. I would stay here again, my only suggestion would be to bring your own pillows, I got just 2 and they were thinner than my preference. Overall a good overnight hotel.

Very clean and free WiFi. They also have loaner bicycles if you really need to get around without a car. My room did not have climate control, so I found myself a little uncomfortably cold at night, and I wish parking wasn't $35/night. But overall I loved this place and would stay again.

Reasonable price with good service and a helpful front desk. It's a great place for students to stay if they want a cheap but good place to stay. The only issue I have is with the location. It's not the safest so just be careful. Would definitely stay here again.
