This would have to be the worst place I have ever stayed at! Payed over $3000 for 12 nights in a 3 bedroom cabin. So we arrive after a long drive down from QLD, we check in and start unpacking it was warm so I turned the AC on and it’s faulty dripping water everywhere! I alerted park management and was told it could be fixed while we went out and did our food shopping. Came back to the cabin and was informed the AC couldn’t be fixed after unloading our shopping that we couldn’t fit in our refrigerator as it was missing internal door pieces. So after talking to the park manager/receptionist she said she could move us to another cabin and would refund us one night’s accommodation for the inconvenience. So after repacking the car we moved to another cabin that was not in a good area and located right next to the caravan park main bins! Lovely! So after unpacking ready for bed… The worst mattress I have ever laid on, old mattress with springs digging into you… So four nights in I decide to watch some TV, remote doesn’t work and the buttons on the side of the TV only randomly work. So next day I decided to enquire about the refund of the one nights accommodation and alert the staff about the faulty TV in the cabin… Well as soon as I reminded the female staff member she totally back flipped and accused me of talking down to her when I mearly mentioned the faulty TV and the refund of the one night as put forth by her a few days ago. When I questioned her about the faulty AC in our original cabin she told me that when they clean the rooms they also clean the AC filters (hard to believe) so I checked the filters on the AC in our new cabin and they were chocked with dirt and dust they were disgusting I have now found mold on the curtains in the main bedroom. This place is not clean and fit for purpose! I will never come back! Park manager is rude and I expect to be treated as a customer with respect and not lied to. Travelers beware do not stay here! Edit to reply below. I have photos to prove there was mould in the cabin! The TV did not work as you had to give me a new remote control for it to work. And the cabin you moved us to was not brand new and was situated less than 2 meters away from the park main bins. Also when I did alert you about the AC not working in our original cabin you definitely did not spring into action and immediately rectify the situation, I had to come over to the office and follow up with what was going on. I also have photos of everything mentioned in this review! You were stand offish and argumentative when I alerted you to the issues and I’m sorry if I come across as intimidating that was not my intention but you really need to learn customer service and how to have a difficult conversation. You were abrasive and argumentative when I interacted with you pretty poor effort on your part! I am the customer and I was not treated with respect! Yes you also promised me a refund of 1 nights of accommodation that I never received!
This is an old park with many very narrow streets. My allocated site had an overgrown large shrub protruding well over the internal access road severely restricting manoeuvring my van without scratching the side of my van - had to use a Camper Trolley to park the van. I was told by Park staff that the Park owner is against pruning internal trees/shrubs. The internal site access streets were frequently dominated by young children using large pedal cars/karts provided by the caravan park. Mostly the kids are unsupervised and one kid around 9yo drove his pedal car VERY close to the rear wheels of a departing rubbish collection truck and was shocked to find me in a 4WD in his path as he turned away from the truck and into the path of my vehicle which was stationary at the time - waiting for the truck to depart. I told him to keep clear of cars using the roads at which he repeatedly shouted that the streets were a shared road - no doubt advice given to him by irresponsible adults. The Park must be desperate for revenue if they condone the use of a large number of these pedal cars - placing the safety of the juvenile users at risk. When we were there, the Park was essentially an out of control child minding operation for kids from about 3yo to teenage. The day in concern was not a school holiday. I can foresee future litigation in the event of an an accident arising out of the use of these pedal cars which have been supplied by the park. We stayed in this park for a week and had time to observe the park activities and movements. Although the amenities were clean and in average condition, we found the general condition of this park to be by far the worst Big 4 park that we have used in the last 3 months of being on the road.

But i have to say i have never stayed at caravan park and been treated like an animal in a cage. The big4 at Frankston along the mornington pensulia is an absolute disgrace. As my stay was part of a Christmas present for weekend away we arrived at 6pm on saturday and at 10pm sat night us and 3 other camp sites around us who we were unknown to us were all told to turn our already quiet background music down we all did so the manager who continued to do laps around the park then at 10.30 we were all told to turn our music off and keep our voices down which we all did so then myself and my partner and the couple beside us decided to play a quiet game yes we werw talking and giggling quietly the rude man came back down to tell us to stop what we were doing we again were being to loud the person in the cabin on the deck across n up from us yelled out n said leave us alone n that he couldnt even really hear us he told us we were alouf to talk but no laughing "what the" the following morning he came down and told us we had 20mins to pack up and leave. We asked all the campers directly around us if we were doing anything wrong which all of them said we were not doing anything wrong and couldn't believe we were getting kicked out the couple on the other side of us who had 2 kids went and said to the manager that we shouldn't be getting kicked out as they thought it was so unfair.
The property is well maintained and laid out with lots of space between cottages. Caravan sites are large with more than enough room to park alongside. Visually, it feels more like a village than a (more regimented) caravan park. It is child-friendly and even comes with free WiFi. While the cabins are the obligatory Jayco sourced, they are not the minimal-cost ones that are usually provided. There is a Domino’s and a 24-hour MacDonalds a kilometre towards Frankston as is a small “shopping centre” built around a Richies IGA. The remaining food groups (Subway, Hungry Jack, KFC etc) are available in a cluster around a discount petrol station a kilometer further away from Frankston. It is about 5 km from central Frankston with its very large shopping plaza (Bayside Centre), library, major chains, cinema, arts complex (and beach). There is a bus stop to Frankston around 200 metres away. The only negatives are first-world ones. The free WiFi gets overloaded at times so you’ll need your own mobile plan if you need consistent access. Frankston is a large’ish city these days (ballpark 100,000 population) and comes with all of the associated problems with parking. Being from an outer suburb I have problems with having to pay to park to shop in the Bayside Centre - but google can’t find any alternative “suburban” instances of the major chains (Coles, Woolworths, Aldi). The only reason for (only) 4 stars that I reserve 5 stars for something particularly exceptional.
I would give this park 4.75 stars We stayed for 4 nights in a family cabin in late February 2023. The cabin was clean and neat with complimentary milk, and we appreciated the complimentary portacot. We enjoyed the park playground, tennis courts/basketball court, pool, and pump track. We didn't get time to try the park 4 wheel pedal bikes but seems they might be free to use with a Big4 membership, so if/when we stay again, will definitely use them! It was quiet, even on Friday with caravans coming in and out, and everything was mowed and manicured, and the public areas were very tidy. The only couple minor reasons I would deduct .25 stars is - there was a missing flush button on our toilet - tennis racquets had dodgy handles - no play area for small children 2yrs and under. (My 4yo child could use and loved everything). I think the addition of even a baby swing, or something similar would make the park perfect :)

Nice new playground and pump track. Give the pool a visit. Very lovely space. Seems to have much nicer family friendly items than the Dandenong Big4 (which doesn't have a pool or pump track, playground etc)

I was hoping to give this Big 4 a try as they are close to us, however when calling in to make a booking received the rudest service I have ever received. A man by the name of Sam I think, spoke to me on the phone Monday Evening (8 Feb). When I asked him to put the booking in an email with the quotes and banking details so that I could make the deposit by transfer that evening, I was told that he was too busy to do an email that would take him 10 - 15 mins and that I needed to pay the deposit over the phone by credit card. When I answered and said that I did not have a credit card and would do a bank transfer that evening, he replied that "You should have been more prepared before ringing us, maybe call us again tomorrow".... Well sorry Big 4 Peninsula, it's no wonder at such short notice you are one of the very few Big 4's around that still had space for the March long weekend. I have since made a booking with Big 4 Ballarat and they have been so lovely, and what a bonus - they have time to put the booking in email AND I will be paying the deposit via bank transfer this evening.... People have bad days and I know that, but I also work in Customer Service and would NEVER talk to people the way he spoke to me - and I was a nice customer, no need for that!
We had a great time at the BIG4 Holiday Park. We were in a 3 bedroom unit. The unit was great with a fair bit of space. We were able to rearrange the queen bedroom to enable us to fit a porta cot in too. I was a tight squeeze but it worked for us. We were really close to lots of fun activities too. The only thing was that there weren't fly screens on all the windows and it was very hot during our stay. We had a great time in the on site outdoor pool and our son enjoyed the play ground and stationary train. We had a great time though and would definately come back.
Nice staff clean park only problem can not get any tv reception have all the right equipment noticed they have aerials they were kind enough to lend us a cable but didnt work so decided to have a shower to find out very poor water pressure spoke to the staff again said we could move to another site hey just spent a hour setting up you may think tv is not that important but first year in 40years i wont see bathurst which is important as motorsport is part of my business may be it has something to do with the two phone towers in the park
It's a nice park and was busy when we were there recently. This is our 2nd visit and will possibly be back in the near future. Aimed at children with all the facilities. Our site was good with a concrete block,. The site numbers definately need attention as does the leaking spouting near the ladies toilet door. We watched a lady drive around and around as she couldn't identify her site, so we helped her. Will be intetesting to see if the site identification gets some attention before our next visit. What an amazing park this was! Tennis racquets and basketballs are included. Just bring your own scooter or bike or roller blades for the track they have there. Only down side was that the people next to us were heavy smokers and often had their cigarette smoke coming into where we were staying. Being an asthmatic, it was really disappointing that the park isn't a cigarette free zone, especially with so many kids around... i couldn't just sit and enjoy the sun on our deck because the cigarette smoke was triggering an attack.
Great place, gardens have improved, kids liked free carts/buggies, movie room was great for the family, good facilities, even when booked out, there is plenty of space, previous years you could not move when booked out! Highly recommend

Loved it. Perfect weather. Cabin was very clean (im a clean freak ) grounds were well kept. Smaller park to others we have stayed at but that was great for us as i felt more comfortable with my kids using there scooters and bikes as i could see them 90% of the time. My brother lives in this area and we are from wollongong so from now on everytime we visit we will stay here for sure. The staff were very friendly and nice
We had a very comfortable stay at this holiday park. We stayed in a three bedroom cabin. It didn't seem new but has either been updated or kept really well. Kitchen and bathroom had everything we needed. The park is really quite small and we felt a little bit boxed in. But there were a few fun things we could do. The scooter track and peddle bikes were fun. We were hoping for a better games room and playground though.
Our favourite Big 4! We stayed here last year for the first time after we bought our first caravan and we had the most lovely stay. The park itself is fantastic and their is so much for the kids to do! Ours in particular love the pump track. The pool was super warm so we were all able to go in (I can’t deal with cold water) so it was fantastic! We’re coming back in a week and we cannot wait.
Great place to take kids between 4-8 years especially, because they can safely and independently ride around with scooters, bikes, roller blades etc and meet other kids. Paved roads, fenced in, playground etc makes it perfect to just let the kids run off and play. We've been back 3 times and will keep coming back. Good value and great other facilities also, incl pool, rec room, movie nights etc.

We have stayed for 5.5 weeks while betwwen houses. The team have been very accommodating with things such as reserving a site opposite so we can park our 2 cars there, extending the reservation and general helpfulness. We have also seen them take charge of people making excessive noise late at night and stopping kids trying to sneak onto the playground. Recommended.
We stayed in a cabin for two nights while my granddaughter had surgery at Frankston Private Hospital. The location was perfect, close to hospital and shops. The cabin was spotlessly clean, comfortable and quiet. The young lady at reception was so lovely and helpful and such a credit to the Park. We will definitely stay there again. Hopefully longer next time.
Staff nowhere to be seen, left a day early it was that bad, only hired out dvds to the bigger cabins, was mis lead to what we got, time and in safe bunk beds, ants everywhere dirty play equipment, didn’t even have enough room to sit as only a 2 seater couch, so disopointed won’t be going back, for $600 I’m shocked I’d like 1 night refunded at the least!
Camped for 3 nights, it's a family friendly oriented caravan park. Me and my partner was very dissapointed at the kitchen amenities, very out dated. And only one fridge to share between a more than a dozen camp site? The family room was also very dirty, and neglected. So somewhat overpriced if you are camping compared to what other holiday park offers
This park is fabulous we arrived in the dark & the lights were turned on & the heater was also on so the cabin was nice and warm. The cabin was absolutely spotlessly clean, electric blankets on all beds (bonus) fresh milk in the fridge, everything u need was there ,great facilities awesome staff. Had an ensuite site and no hot water. Was not offered a partial refund. Here for work and could not wait for water to heat up. Had to use other facilities. Couple next door have been there for three weeks and had to ask for their toilet to be cleaned only to be in formed that is what the bucket and mop is for. Pay more to get less.
Nice little spot for the weekend getaway with the kids. Easy access to freeways and the rest of the Mornington Peninsula. Plenty of activities available for kids within the campsite. Pool, big trampoline, flying fox, scooter track, go karts. Lots of bbq facilities and grocery store within 5 minutes walking distance.
Big 4's have very different standard from one another. This one in the Mornington Peninsula (it's actually Frankston) is very very basic (accommodation) to say the least but cost like the best of them. The kids had fun and they have nice sporting grounds but surprisingly no real playground with swings Etc.
We had our campervan break. They organised us as cabin for the night and gave us a discount. The staff are always willing to help and very friendly. Facilities are clean. Plenty for the kids to do during the day and at night you can get your torch out to take them looking for Possums.
I arrived and said hello to Michael (written on his shirt) who is one of the staff or owners. He ignored me I said what we where looking for he shook his head and walked away angry. It was very odd and the staff where not friendly. They clearly don’t take pleasure in there work.
We stayed during winter so the park was extremely quiet. A little out of the way for us but Park was clean and staff helpful.

I think there should be more garbage bins placed around the park not just one central point plus the clothes lines badly need replacing, sheets and towels reach the ground because the lines are stretched out...otherwise facilities were ok...

Deluxe cabins are wonderful for couples stay. Clean, well equipped, very comfortable bedding. Park has good facilities, and reception staff very friendly, professional and knowledgeable. No bad points. We'll stay again.

Cabin was great, clean, comfy, good aircon and reasonable space inside. Good facilities and playground for the kids. Close to big shopping centres, the beach, skate parks and only a short drive to Sorrento ferry.
Another spot we called home on our Victorian Black Dog Milk Run. Totally spoilt us. Made good use of their community facility for our Group BBQ put on by the local Lions. Will definitely be going back.
There is concrete where grass is preferred for caravans. Pool is average. Rec room below average. Toilets very clean but unfortunately have to use keys at all times. Playground very scarce.
This is a great place, staff on the ball. Amenities clean, generally well behaved clientele, children loved the Tennis/Basketball court, swimming pool, jumping pillow, flying fox line.
Beautiful park not to big but great hoilday park especially for the kids. There is a lot for them to do there. Have been there 2 times now and will be going a 3rd hopefully again soon
Just stayed overnight to complete some repairs to the camper, site was clean and quiet with good amenities and staff were helpful, will stay again if back in that part of the country.
Fairly nice place to stay, cabins seem to be clean and tidy. A little pricy if you are planning to have a short stay during peak times but although is a nice secure friendly place.

I used to live in a caravan park. I thought that was 5 star. This place is bloody brilliant. 100% recommend this place. I am in a basic accommodation. It's is gold great place.
A small park with all the standard facilities; the ensuite sites are a nice feature. Not the greatest location on the Mornington Peninsula, you'll need to drive to explore.
We really enjoyed our stay here. The cabins are clean and the park is well maintained. The kids had a fab time and we would love to come back again. Thank you!
