We had the same tenant for 4+ years and over all never had any problems. Over lock down due to covid that all changed, the tenant stopped paying rent and we were forced to go through VCAT and had her removed. We were left shocked at the state of the house, without going into detail but to give an idea I removed 12m3 of household rubbish and 6m3 of garden wast. We had insurance and assumed we'd be partly compensated for loss of rent and damages. Unfortunately we were informed by AAMI that because we had the tenant on a periodic lease from 2019 which was advised by Ash Martin Realty as opposed to a fixed lease, we were only entitled to 2 weeks rent which wouldn't cover the excess. Ultimately it was our insurance and we were the ones who should have read the fine print, but it is also not our area of expertise. The reason I had Ash Martin Realty managing the property, is they do and feel that when it was put to us to change the lease conditions by them that should have been followed with advice to check our insurance policy. It wasn't, and now we have had to incur a very avoidable financial burden with loss of rent and repair costs. That aside, lock down or not the house shouldn’t have ever been left to get to the state it did, you didn’t need access to see its condition, it was visible from the street and the fact it got anywhere near this state leaves me feeling let down by the agent.

Ash was absolutely amazing throughout the whole process of purchasing our new home!
