This Roman villa is one of a kind! If google had more than a 5 star rating I would have given it. The hospitality of the owner Maurizio and Customer Relationship Manager Paola is top notch from the moment I booked the place via Expedia. They emailed me details of the place and there was some misunderstanding regarding rooms and rates which Maurizio was able to work with me on. Maurizio is polite , knowledgeable, kind and knows the true meaning of customer service and hospitality. I have had a wonderful stay in this hotel... which I would say is a villa. Maurizio provides personal services and also offers a unique tour where he takes you around the city and explores places that you would not have on our own and if even if you did, you wouldn’t know the history the way Maurizio explains it. The tour is an extra cost but it was well worth the money. Paola spends a couple of hours with the guests just to explain where to go and what to eat and brings you maps. I came here for my 40th birthday and I feel lucky to have found this exclusive place which is off the beaten path. I am glad I am not in bang of the middle of the city center and love the little town. The restaurants here serve local delicious food which I would never get in a touristy trap near all the sites. There is a bus right outside the property but Maurizio can arrange for taxis if that fits in your budget. The apartment itself is clean and really very well kept. Maurizio feels the fridge with some basic foods which I thought was an extra step. The kitchen and dining room are large and it has a large living room as well. The apartment has a washer but you will have to air dry your clothes. I can’t say anything negative about this place. If you have the budget, I would say book this exclusive villa for your next trip to Rome.

Appia Antica Resort is a place where you can rest your spirit from the expectations of what you should do/visit/eat and love while in Rome. In fact, once you arrive there, you realize that you are somewhere magic only few kilometers away from the center, surrounded by a wonderful lush green, the Appian Way Park, a place unique in the world off the beaten path, just around the corner of your hotel which is something more than a hotel: the Koi Carps, the relaxing garden, the interior design of the rooms.... beauty is all around. The owners of AAR, Maurizio and Maria Luisa, treat you like friends and you can tell from every small detail that they truly love what they do. Irina, the housekeeper is such an amazing woman who does her best to prepare the apartment for you. She takes care of everything. Paola, the owner's assistant is lovely and she knows how to help you plan your journey. They say that what makes a place special are the people who live there. This is exactly what happens at Appia Antica Resort. When the time to leave has come you realize something precious: thanks to these wonderful people you went far beyond your expectations of Rome. You discovered the real essence of the Eternal City.

Be very careful when signing a rental contract for this property! Made reservation this summer for a one month stay at Appia Antica Resort, Rome. Contract signed and full amount (with extra security deposit!) was requested and charged way in advance by the owner. Upon our arrival (after very long drive and spending hundreds of euros on travel) we were shocked by the fact that we are accommodated in an extremely dark semi-basement flat instead of the ground floor apartment we were entitled to according to the written contract. Probably due to its position within the villa the apartment intensively smelled mouldy and musty. When addressed these complains to the owner he „could not do anything about it”. After three restless nights, sadly, we had to return home. As an „apology” for his deliberately misleading and clearly irresponsible behaviour, the owner did not even refund all our money. I wonder who should be covering our travel expenses wasted in vain... Considering all the above mentioned shortcomings the fantastic reviews they have from before are a mystery and unfortunately only history.

Appia Antica Resort è stata una scoperta bellissima! In una tranquilla zona residenziale, tra ristoranti deliziosi e monumenti maestosi sull'Appia Antica, questo piccolo angolo di paradiso mi ha incantato dal primo istante. Il gusto dell'arredamento dell'appartamento, la bellezza del giardino, ma soprattutto la gentilezza e l'ospitalità dei proprietari sono senza pari e distinguono questa rilassante oasi da molti altri hotel al centro di Roma. Qui si è lontani dal caos del centro ma si raggiungono facilmente tutti i maggiori monumenti grazie alla comoda fermata dell'autobus proprio di fronte. Grazie all'assistenza dello staff e alla location unica, il relax è assicurato.

The property lies in a large garden set well back from the road, so it is very quiet. The location is ideal for exploring the Via Appia Antica and the city of Rome. The owner and staff are knowledgable, helpful, well informed and always there to arrange excursion and deal with logistics. The apartments as beautifully decorated, immaculate, spacious and the kitchen is well stocked. I have returned numerous times as there is always more to see when you have a wonderful place to come to at night and staff to help you organize your days.

Ho passato un week end in coppia presso questa struttura. Il soggiorno è stato davvero rilassante e l'accoglienza ottima. È stata una breve fuga dalla città, ma al centro della città stessa.. le nostre aspettative erano alte e si sono infatti confermate. Ci siamo rilassati nel meraviglioso giardino, immersi nel verde e avvolti dalla fresca brezza, ma con tutti i servizi comodamente raggiungibili a piedi. Semplicemente perfetto.

Una piacevolissima scoperta, una location da sogno al centro del Parco dell'Appia Antica. Appartamenti di design, completamente arredati come una casa normale, come la nostra casa. Ristorantei carinissimi, di ottima qualità e a prezzi eccellenti a pochi minuti per chi non volesse cucinare... Ottima scelta, torneremo...

Appartamento molto accogliente, con arredi di design. La posizione è ottima, a due passi dall'Appia Antica. La struttura è circondata da ottimi ristoranti. Pulizia eccellente. Nota positiva: il giardino è meravigliosamente curato. Sicuramente consigliato, spero di ritornare al più presto!

Favolosa location, specialmente il giardino è curato nei minimi dettagli ed è a totale disposizione per momenti di relax. La cena con l’Italian Mama è stata davvero suggestiva. Grazie ai proprietari che ce lo hanno consigliato, in particolare alla signora Luisa, ottima “padrona di casa”. Perfetto per coppie.

Soggiorno veramente piacevole in un luogo immerso nella storia. L’ appartamento è ben posizionato, spazioso e dotato di tutti i confort; ci è stata persino offerta una bottiglia di ottimo vino all’arrivo! Personale davvero gentile e disponibile, sempre pronto ad aiutarci. Torneremo sicuramente!

Ho soggiornato in questa struttura per due notti. È stata una piacevolissima sorpresa trovare un luogo di tale charme nelle adiacenze dell'Appia Antica, veramente a pochi passi dal luogo più bello di Roma. Siamo stati ospitati come dei vecchi amici, è stato assai piacevole. Torneremo....

struttura di gran classe, silenzio e quiete a pochi passi dall'Appia antica, vicina al parco degli acquedotti e alla villa dei quintili. Maurizio e Luisa, i proprietari sono sempre disponibili e attenti. In piu' maurizio e'un pefetto organizzatore e conosce bene la storia di roma. Soggiorno incantevole!

10 giorni passati con altri 6 colleghi per motivi di lavoro. Ottima accoglienza e servizio impeccabile. Struttura eccezionale e prezzi modici. Giardino bellissimo e pulizia nelle camere ogni giorno. Peccato solo per il fatto che essendo in tanti alcuni anno dovuto dormire in doppia. P.s La proprietà vi consiglierà di dare il massimo dei voti....francamente inopportuno

Come non valutare eccellente l'hotel N. 1 a Roma su TripAdvisor ? Una realtà meravigliosa con tre appartamenti ed un parco degno di Hollywood, un laghetto Koi con otto grandi pesci ed una settantina di piccole amorevoli carpette. Meraviglioso....

Che bel luogo... Stavamo a Roma, pressoché al centro di Roma, ma era come essere in campagna. Mai visto un posto così.... Ottimi ristoranti, il nostro appartamento era meravigliosamente arredato dalla padrona di casa, interior designer, il giardino magnifico...

This was the perfect place to spend our Holiday.It's slightly outside the 'centre' of Rome, but a wonderful contrast to the central (busy) places I've stayed before.Impeccable, well-made apartment, finished to top standards, kitchen was well-stocked to cater to guests.

Very nice place to stay, quiet, away from the center, pure Rome!!! It's very well connected to the center by bus, metro or taxi. Very good restaurants around. Maurizio restaurants list is the best, good value!!!
